An NYS licensed home inspector must have a general liability insurance policy. The minimum insurance coverage required is $150,000 per claim and $500,000 total for all claims, according to the state's licensing information website, dos.state.ny.us. Liability insurance coverage is used to cover the cost of any client claims against a home inspector's work.
Insurance policies for home inspectors liability are of two types:
- professional liability and
- general liability.
General plans provides coverage for the damages occurred while performing the inspection at others home and also at his/her office. While performing his work a home inspector may cause bodily injury or damage to the property of the home owner. In such cases general liability insurance policy pays for the claims made by the home owner against the home inspector. For example if the home inspector is responsible for causing bodily injury to the home owner by throwing ladder on to him mistakenly, then the insurance policy also pays legal claim settlements, medical expenses and lost wages suffering.
