First Floor Home Additions to Enhance Home Appeal

First floor addition is one of the great ideas to add extra living space for your family including your pets. You can use the space for a guest room, family room, or even as a kitchen extension. First floor additions not only enhance the home appeal but also increases the value of your property.
Unlike standard ground floor extensions, first floor additions need less disruption. This is because the work is completed above the home. They are much more helpful as they solve the space problems without losing yard space as in case of ground floor extensions. They can leave a large living space for kitchen and living rooms downstairs. They also reduce the regular wear and tear of the usual overused rooms including the dining and living rooms.
A well-designed first floor addition maximizes the outlook of your home. It brings a new style and appearance. You can retain the outdoor areas and there is no need for new gardens, driveways, patios, etc.
However, proper planning is necessary to include effective first floor home additions. It is necessary to consider each and every fine detail of the construction. Be sure to plan simple issues like positioning electrical outlets, doors and windows. Consider the height of walls and also determine the kind of ceiling you desire to add. Select the materials for flooring and roofing. Include fascinating decorative pieces in the home additions to bring a pleasing effect.
Though the first floor home additions are the new structures, they should match the main house. They should blend with the design of the main house.

Risks in Selling Mineral Rights

Many people are often confused whether to sell the mineral rights or to lease them. Every deal has its pros and cons. However, people prefer to sell their mineral rights due to the uncertainties in the values of the minerals and the markets. Even though selling mineral rights is like clearing the burden to get a lump sum amount which meets ones requirements, there are few risks which are involved in them which are comparatively small when the benefits of selling the rights are considered.
The first disadvantage in selling the mineral rights is that you loose the opportunity to benefit from the future exploration. You can receive a single payment in huge amounts for the life time and can never get a single penny once your rights are completely sold to the respective company. Whereas in case of lease the owner can get bonus at the point of agreement, and the royalties on the amount of mineral produced till the lease expires. Moreover, if the company didn't start exploring in the agreed lease period, the lease will automatically get expired, letting the land lord to lease the rights to another company.
Secondly, in the sale of rights, the land owner cannot pass his heirs the mineral rights along with the property. Hence they are unable to enjoy the benefits from the minerals beneath their surface. Finally, you loose the right on the portion of the property since it is assigned to explore and extract the minerals. You cannot restrict the companies to damage your property as it is clearly signed in the agreement prior to the sale. Whereas in case of lease, you have control over how the land is used.

They also differ with the age of the individual. For instance, risk factors for teens are different from those of middle aged and older adults.

The risk factors also differ with the domain. At individual domain, teens are prone to early aggressive behavior which may influence them to get addicted to illicit drugs. With immature development of brain at adolescent age, kids are often more aggressive, irritated, emotional and even lack proper judgment skills. Therefore, kids at this stage are more vulnerable to drub abuse and addiction.

Lack of parental supervision at the family level is the other risk factor rising teen drug abuse. It is the duty of parents to check the health and behavior of the kids. Special rules should be implemented to control the drug use. Otherwise, they get trapped into the deadly habit and suffer from unwanted and dangerous consequences in personal, professional as well as social life. Even at schools, they face peer pressure and this is the most common risk factor contributing to teen drug abuse. Apart from the individual, family, peer and school contexts, poverty at community level makes some kids prone to illicit drug use.
